LP Warren Homes Project 3

This ultra-modern design by L.P. Warren Homes illustrates the innovative approach the company takes to home construction. Fitted with anodised Stegbar windows, a Fisher Roofing Colorbond tray roof and Reece bathroom products, the Safety Beach home is a showcase of high quality contemporary design. L.P. Warren’s clients had plans drawn up for their dream home, which encompasses three levels, and the company helped make these dreams come true. With different materials on the façade and render, the home stands out for its unique design, inside and out. Architects Paul Shaw and Associates, who designed the home, worked with the homeowners for many months to ensure the design met council guidelines and was architecturally appropriate for the space and location. Due to council overlay rules, the home required a flat roof, render/stone/timber façade and no exposed brickwork – all of which L.P. Warren Homes managed to integrate into an aesthetically appealing home.

Due to the tight regulations, no construction changes could be made; only aesthetic upgrades were permitted. After the design was finalised, L.P. Warren Homes enlisted the help of the tradespeople used by the company for more than 30 years to ensure the sloping block was utilised in the best way possible. Completing the front façade provided a challenge at times, as large amounts of scaffolding were required. While working on the interior, feature bulkheads were built into the home to provide for ducted heating, adding to the ambience and contemporary feel of the home. The house features double glazing, tiled floors, granite benchtops, a glass splashback in the kitchen, ducted heating, a ducted vacuum and video intercom system, providing luxury and convenience for the homeowners. A 2000 litre water tank has also been installed under the house, while ceilings and walls are insulated and exterior walls are wrapped with anti-glare foil.

A long sliding door was installed at the entry point as a weather seal to prevent the sea breeze entering up the stairwell. The lower level has an impressive entry, study, theatre room and guest bedroom with ensuite. Access to the subfloor is through this level, where a large storage area has been built. The rainwater tank that is plumbed to the toilets has been placed here. The entry can be closed off from the stairwell to achieve maximum energy efficiency. The beautiful ground level has glass surrounding every wall and overlooks Martha Cove and Safety Beach. The openness of this level from the front balcony to the rear alfresco entertaining area is refreshing and relaxing.

All the neatly designed bedrooms are located on the upper level. The main bedroom has a walk-in robe and ensuite with a double shower and double basin vanity. Bedrooms two and three include walk-in robes and a main bathroom with a modern spa bath to relax in. Also on this level is a TV/rumpus room overlooking another balcony. The clever design of locating the garage on the ground floor level enables the homeowners to able to drive straight in from the rear street level with no one knowing if they are home or not, which optimises privacy. L.P. Warren Homes are building homes all across Victoria. The company was founded by Les Warren in 1965 and purchased by Geoff Swan in 1983. Geoff has served as its Managing Director since then and has grown the business to be Victoria’s leading and most established sloping block builder.
