With functional and appealing design, the home is a true standout. It was important when constructing the house that entertaining space was provided for all age groups, all year-round, to accommodate families at various life stages. To achieve this, considerable research went into the latest design, materials and products during the planning stages. By speaking with customers and ascertaining their daily needs and requirements, LP Warren Homes found a lot of family houses were being designed with key areas, such as rumpus rooms and open-plan entertainment areas, which inspired this design to have a rumpus area for children, a formal living/TV room for adults and for family time, and the integrated family alfresco for adult entertaining.

The home has an integrated kitchen that accommodates a meals, family and alfresco area, as well as a butler’s pantry, making it a great space for year-round entertaining. The merging of the indoor/outdoor living areas allows simple access to the butler’s pantry servery from the alfresco area, while the house even has a clothes-drying room leading off the laundry – a solution to the problem of drying clothes in Melbourne’s often chilly weather! In addition to its exceptional design and aesthetics, the display home has been built on a sloping block, demonstrating the way LP Warren Homes can accommodate and overcome the problems presented by sites of this nature. LP Warren Homes shaped the design of the home to the slope of the block, optimising the size of the living areas at the back of the house. Being not only a sloping site but also located on a corner block, the home has been designed as a split-level home that utilises the length of the property. With a 3.5 metre sloping block design, the company set out to minimise the site excavation and the need for retaining walls. There is no site cut, apart from the footings, and all external doors open out to the natural ground level.

The home includes exceptional environmental credentials, including a 2300 litre-water tank connected to all toilets. The home is 5-star compliant and boasts water-saving features on all tapware in bathrooms and ensuites and the design makes the most of the way the sun moves across the home, minimising the need for artificial heating. LP Warren Homes didn’t just focus on the big picture when constructing this display home – all the finer detailshave been taken into consideration too. The kitchen features a glass splashback,  Caesarstone benchtops and gloss vinyl wrap cabinetry. Fisher & Paykel appliances, including a feature glass gas hotplate and cool drawer – perfect for entertaining – have also been incorporated. A Lanark corner spa with chrome jets was installed, along withAkril  sheeting in Mushroom on the ensuite vanity. Flooring comprises spotted gum overlay and the staircase is spotted gum with Merbau stringers and treads.

The house also has a Colorbond roof, Merbau decking and a Rinnai symmetry gas log fireplace in the living area and is packed with impressive features that not only look great, but make the home a functional and practical one. LP Warren Homes specialises in custom designs and sloping block sites. The company was established in 1965 by Les Warren and builds approximately 40 homes each year.
