JKG Building executed an inspiring extension and renovation for this city fringe Victorian cottage, accommodating the homeowners and their growing family. Boasting a parent’s retreat, zoned spaces and two living areas – a luxury for this tighter city allotment – this home goes a long way towards optimising space and liveability.
A great deal of care went into ensuring a clear and respectful separation was maintained between the distinctive original Victorian portion and the new contemporary addition. Small, glazed single-level connections flanked by courtyards on either side enhance this separation, allowing both architectural styles room to breathe. Complementing the Victorian-style features – such as the fireplaces and exposed brick – is the modern open-plan living spaces, which showcase a seamless combination of the two approaches.
The width of the block in the double fronted Victorian section significantly decreases toward the rear of the lot, where the new living area and upper-level parent’s retreat are located. However, no compromise has been made on natural lighting; strategic additions of light wells and internal courtyards illuminate these spaces effortlessly.
The dwelling’s design utilises water tanks and rain gardens to capture and treat stormwater, a clever water-saving solution that will significantly reduce running costs. Passive strategies such as solar orientation, high levels of insulation, double glazing and Low-E glass successfully control the internal environment, in turn creating a wonderfully eco-friendly home.
