But ultimately, there’s more to a home than what meets the eye. So, how does a builder ensure it feels as good as it looks? And how do they create a structure built to last – offering shelter, comfort and a lasting foundation for life? Join Melbourne Home Design + Living’s Hannah McDonald as she sits down with Damien Semmler, director of SEMMbuild Pty Ltd, to unpack the essential elements of construction – from the tangible techniques of today to the innovations driving the builds of tomorrow.
Semmler established his family-owned, custom home building company in 2018 and has never looked back. With more than 20 years of experience, from residential and commercial site management to high end project homes, developing a company with a focus on experienced craftsmanship and integrity was a natural instinct. Servicing the Bayside and Peninsula of Melbourne’s south-east, the team specialises in transforming and enhancing residential spaces – from elegant period-home renovations and seamless double storey extensions to bespoke new-builds.

FROM THE GROUND UP
Like any complex system, a strong foundation is essential for a durable final result – and home building is no exception. Everything needs to be considered, from the ground underneath to the framing within. “Our choice of foundation always starts with the specific conditions of the site including soil type, gradient, drainage and any existing structures. We work closely with engineers to assess each location carefully before determining the most suitable option,” Semmler explains. “That said, we typically lean toward stumps when it’s appropriate. As a team of qualified carpenters, stump foundations allow us to handle most of the work in-house, without relying on external sub-contractors. This gives us more control over quality, timing and cost.”
When constructing someone’s forever home, structural integrity is central to Semmler’s frame of mind. “At SEMMbuild, we most commonly use timber stick framing (also known as conventional timber framing) for our residential builds. It’s a system that suits the type of work we do – extensions, renovations and new builds – offering flexibility, cost-efficiency and on-site control,” Semmler details “Stick framing allows us to adapt easily on-site – whether it’s working around existing structures in a renovation or adjusting to last-minute design changes. As carpenters, we can complete the framing in-house without relying on prefabricated components, which means fewer delays and better oversight. Stick framing tends to be more affordable than prefab options, especially when you’re doing high-detail or custom builds,” he continues.
BEHIND THE WALLS
Semmler and his team possess a pivotal philosophy when it comes to the unsung heroes that uphold structural sturdiness. “We’re big believers in the idea that what you don’t see matters just as much as what you do. Some of the most important details in a build are the ones that get covered up early – but those are often the things that make the biggest difference to long-term performance, durability and maintenance. Whether it’s taking the time to get subfloor detailing right, ensuring proper drainage behind cladding, or refining structural alignment before plaster goes on – these are all details that aren’t flashy but have a huge impact over time. We also focus a lot on sealing, ventilation and movement allowances – things that protect the structure, prevent future issues and help the home perform better across seasons.”
This is where choosing an experienced and dedicated builder is key – someone who understands that the little details matter in creating a home that’s not only beautiful, but also comfortable and robust.
“These are the kinds of decisions that come from experience. We’ve learned where corners might be cut in the industry, and we deliberately don’t cut them. Even if the client never sees it, we know it’s done right, and that shows in the longevity and feel of the finished home,” Semmler insists.
NAILING DOWN THE FUTURE
Mirroring most industries, yesterday’s building methods soon become outdated as tomorrow’s techniques rapidly take their place. “Like any good builder, we’ve evolved with the industry,” Semmler asserts. “There are definitely techniques and approaches we used to rely on that we’ve since moved away from – not because they were wrong, but because building practices, technologies and client expectations are always progressing. We believe part of being a great builder is being open to change and continuously improving how we do things.”
As for the future, the building industry is steering down a path paved with eco-conscious values and an intentional commitment to sustainability. “We’re already seeing a shift toward more energy-efficient construction, and we’re committed to being part of that movement in a practical, achievable way. One area that’s becoming much more prominent – especially here in Australia – is passive building principles. There’s growing awareness around things like thermal performance, air tightness, ventilation and orientation, and clients are starting to value homes that are comfortable year-round without relying heavily on heating or cooling,” Semmler observes. From the ground up, within the walls, and looking ahead to the future, Semmler embodies an industry increasingly focused on longevity – caring just as much about the years to come as the day the keys are handed over.
