Located in Canterbury, this Edwardian-style home underwent a significant value-adding renovation and was then sold by the owners for more than $3 million; a record-breaking price for a timber home in the area. The extension and renovation – which comprised a ground- and first-floor extension of four bedrooms and two living areas, as well as alterations to the existing home, double-garage and backyard pool – was designed by Roy Hodgson Design and constructed by Darren Bailey Builder of Warrandyte South. Proving a formidable duo, Hodgson and Bailey’s attention to detail is evident throughout the revamped and extended home.

In designing the renovation and extension, Roy Hodgson Design had to be mindful of the heritage overlay that applied to the site and stipulated that there was to be no direct sight lines of the extension from the streetscape. Additionally, a slope from the rear to the front of the property had to be considered during the design process. The rear extension has been stepped down from the main house floor level, allowing the first-floor level to be tucked behind the existing main roof line; thereby hiding the extension from street view. This also allowed the alfresco entertaining area, pool and garden to flow seamlessly from the generous open-plan living room.

With zoned living and sleeping areas, open-plan design and a focus on blending the indoors and outdoors, the design reflects in-demand contemporary architectural features while maintaining the historical features of the Edwardian era; ensuring the addition and renovation blends seamlessly with the existing home.

Styled with a blend of rich oak and imported stone finishes, the stunning home is both spacious and indulgent. Two of the bathrooms feature ensuites, while the main bedroom boasts a luxurious walk-through wardrobe. There is a teen living area, gas fireplace and surround, 540-bottle wine cellar and a spectacular European kitchen with a butler’s pantry.

Outdoors, the period timber fencing and recessed gates with 1.2-metre-high post cappings beautifully complement the home’s aesthetic. The landscaped pool area features clear glazed pool fencing, allowing parents to keep an eye on children in the pool and ensuring the visual flow from the pool to the home is unobstructed.
