This contemporary masterpiece was architecturally-designed by Architectural Plans and Permits, and built by Acon Homes. The brief for this project was to create a modern and low-maintenance home with multiple living zones, which could accommodate the demands of a large family.

The home includes four bedrooms, several living areas, a separate home office, a two car garage and a spacious backyard, which comes complete with a 3m x 6m in-ground pool, outdoor kitchen, shower and beautifully landscaped gardens.

Upon entry, a large pivot door reveals solid American oak timber floorboards and floor-to-ceiling windows, which allow natural light to radiate the space.

The stylish and bespoke kitchen blends seamlessly with its surroundings, and includes a 4m stone island bench and quality European appliances. Additional space to entertain is plentiful, so homeowners can take the party outside and utilise the home’s built-in outdoor kitchen, which includes a chic granite benchtop and Smeg barbecue.

The home was styled by Leah Hallis from Create Expectations Property Styling and Interior Design, and it embraces a simple yet elegant colour palette of white, grey and timber. The main living area is the perfect space to enjoy complete rejuvenation. It overlooks the entire alfresco zone and pool area, and includes a Regency gas log fireplace – an ideal setting for a cosy night in.

High-quality materials were used throughout the home, including large double-glazed windows, commercial grade black aluminium doors, Yamaha indoor and outdoor speakers, AirSmart heating and cooling, and spotted gum exterior cladding.

Architectural Plans and Permits needed to be extremely creative with its design in order to meet the specific brief that was provided by the homeowners. The company found it slightly challenging to create maximum liveable space in the home, without jeopardising the outdoor entertainment requirements within the land size. Allowing for natural light to enter the home was also a challenge due to the home’s west-facing orientation, but Architectural Plans and Permits achieved this by integrating beautiful large windows where possible.

Project 1



The generous size of the block allowed endless opportunity for Architectural Plans and Permits to creatively design private open spaces for the owners of this home. The shape of the home was formed with abstract intentions and the clients’ requirement was to maximise the open floor plan they envisaged.

Large, useable living areas were a priority in the design, with distinctive features visible from every angle. The living space connects to the alfresco and pool area, which steps out to a tennis court, creating a seamless flow between all areas. The client opted for a sleek pool and spa that looks out to a video projection screen, creating the ultimate outdoor entertainment area.

Abstract design is a feature throughout the house, with custom-designed chandeliers and unique shapes opening the home to link separate spaces. A neutral colour palette with subtle accents usually ties together all aspects of the home.

Architectural Plans and Permits has designed the home with minimal structural costs, while still achieving large openings and striking cantilevered features. Water tanks, solar-powered units, and low-E glass have been installed to promote energy-efficiency within the home.

Peter Rujanoski, director of Architectural Plans and Permits, worked with the owner-builder, Hollywood Plumbing, to produce the home. The kitchen was created by Paradise Kitchens, while the tropical-themed outdoor area was designed by Exhibit Landscaping. The pool and tennis court have been beautifully complemented with tropical themed landscaping.

This stunning two-storey property was architecturally-designed by architectural Plans and Permits and constructed by rockshore Homes. the aim was to create a contemporary home with a striking street presence that is also exceptionally liveable.

The home features generously-sized bedrooms, an open-plan living and dining area, and a spacious kitchen decked out in the latest miele appliances. the main bedroom is a true parents’ retreat; a generously-sized walk-in wardrobe provides plenty of storage, keeping the room uncluttered, while a resort-inspired ensuite includes a marble bench for added opulence.

Floor-to-ceiling glass sliding doors open out from the living room on to the undercover alfresco, which is perfect for year-round entertaining. a pool runs the length of the side of the house and is suitable for both exercise and recreation.

Plenty of hidden nooks and additional rooms, such as the sitting room located at the end of the pool, provide added storage areas and privacy. the home also benefits from hydronic heating and floor-to-ceiling windows wherever possible to provide the homeowners with plenty of natural light and enable them to save on energy costs.

The heart of the home is undoubtedly the kitchen/living/dining area, which exudes a contemporary charm, while providing plenty of room for entertaining guests. a fireplace located in the living room adds a touch of luxury and warmth to the chic contemporary colour palette.
