This property was Exclusive Homes’ first venture into building a large ‘green’ luxury home – a considerable challenge given that the elements don’t normally mix. With a well-thought out and brilliantly executed design, however, the team managed to hit the nail on the head with the finished product.

The brief was to design and build a contemporary four-bedroom luxury home to suit the clients’ very specific needs. As well as being architecturally striking, the home had to be energy-efficient, with minimal environmental impact. Exclusive Homes designed the home on a 960m² waterfront block in the eco-friendly Waterways Estate, with the assistance of Patrick Miceli Architecture and the knowledge the team gained when it received GreenSmart accreditation.

With a large kitchen and butler’s pantry, a cinema, pool room, spacious outdoor living space and a barbecue area with its own bathroom, guest bedroom and ensuite – as well as a 90m² garage with its own workshop and wash bay, the home is both energy-efficient and completely luxurious.

Exclusive Homes selected ‘bang for buck’ solutions when fulfilling the brief, ensuring the materials selected were of the highest quality and provided excellent value for money. Natural products such as rammed earth feature walls, a polished concrete slab with hydronic heating, LED lighting throughout and internal and external natural timber cladding, were incorporated. The timbers used were either selected from plantation growth or were recycled timbers, such as engineered I-Beams for the roof structure. Exclusive Homes also managed to get 20,000 litres of rainwater storage to use to run amenities and all the clients’ garden needs.

The home’s entry features a solid timber door made from recycled hardwood. The house is entered through a glass atrium that looks onto a large reflection pond. Past this is the state-of-the-art kitchen, which is fitted with dual Miele ovens, and the vast butler’s pantry. This space overlooks the fully-covered alfresco area and has views towards the lake.

Upstairs consists of two large bedrooms for the kids, each with its own ensuite. These rooms were built in mirrorimage of each other and are identical in size to spare any arguments between siblings. Also located on the upper floor is the fully fitted-out laundry, which includes a TV, elevated appliances and an ironing station. There is also a large retreat/lounge that provides a space for the children, which also leads to the fully-fitted home office/study.

The remainder of the first floor consists of the main bedroom, which features a fireplace and TV enclosed in a timber-clad wall, and a fully-furnished dressing room with natural lighting that leads to the stunning bluestonetiled ensuite with a central spa bath and large double-glazed skylight overhead.

Thanks to the use of solar power installation and LED lighting, the clients haven’t had to pay a single electricity bill since moving into their new home, and they couldn’t be happier. They are thrilled with the home’s functionality and form, and Exclusive Homes intends to expand on the design and evolve its ‘green’ side wherever possible.
